The property is ideally located to take advantage of the many outdoor activities available in Southwest Colorado. Just 2 miles from the San Miguel River at Placerville and less than 20 miles from Telluride, Ridgway and Norwood there are unlimited activities for Spring, Summer and Fall. Mountain biking at Telluride Bike Park or the trails at Ridgway. Road biking on Highway 62 which has a wide paved shoulder. Kayaking and rafting on the San Miguel River in the spring. Fly fishing on the San Miguel, Dolores or Uncompahgre Rivers not to mention numerous alpine lakes and streams. Hiking and backpacking opportunities abound throughout the region and there is an old mining road just steps out the front door and a trail up and down Leopard Creek. Off-roading and touring the San Juan Skyway are easy day trips from the house.

No lugging heavy suitcases up the stairs and the views from the second floor are beautiful. There are large decks on the front and back of the house. The back deck has a gas grill.
